Zoning Code Section 11-040 (1) & (2) allows proof-of-parking but <br /> states that a legal instrument (such as a condition of approval) is imposed concerning if/when the <br /> proof-of-parking gets constructed. Staff has included a condition of approval to this effect. The <br /> applicant has indicated that the parking proposed to be built is more than adequate to meet their <br /> needs. <br /> Lastly, one might note that the numbers used to calculate parking vary slightly from the square <br /> footages of existing and proposed building noted in the introductory paragraph. This is because <br /> calculating parking is done by using 90% of the total building square footage. Additionally, <br /> there is a small discrepancy by not including the square footage of the exterior walls. <br /> Lighting <br /> The applicant is proposing a maximum of 5, 20' tall light poles around the perimeter of the new <br /> parking area. Additionally, a wall mounted light is proposed on the east/rear facade of the <br /> building. Per Zoning Code Section 11-010(6) no additional lighting is required but if <br /> implemented, must be directed downward and installed so as to prevent direct light form being <br /> detectable at the lot line. <br /> Building Height <br /> Zoning Code Section 6-060(6) states that no building shall exceed 40' in height. The proposed <br /> plans illustrate a 26' — 28' two-story building, well within the maximum allowed for industrial <br /> buildings. <br /> Floor Area Ratio <br /> Zoning Code Section 6-060(5) states that the floor area ratio shall be a maximum of 0.4 for a <br /> one-story building and 0.6 for a two story building. The existing building is primarily one story, <br /> with the addition being two stories, and a small mezzanine in the existing building. The building <br /> is roughly 70% one story and nearly 30%two story (using footprint SF only). <br /> Based on the usable building square footage of 41,068 SF / total lot area of 94,987 SF = 0.43 <br /> F.A.R. <br />
