Based on the information <br />submitted by the applicant, at least 90 stalls are easily accommodated on the property, including <br />the 9 service bays. In reality, much more parking is available indoors and outdoors on site but <br />the applicant is proposing to sell trucks and trailers so much more maneuvering space is needed <br />to accommodate those larger vehicles. Staff finds the property to be adequately parked and <br />incompliance with Zoning Code Section 11-030. <br />Landscaping <br />Zoning Code Section 8-010(2) bases landscaping standards on additional building square footage <br />or parking lot expansions of 50 stalls are greater. Based on this standard, no new landscaping is <br />required. <br />Lighting <br />The applicant's proposed plans include installation of approximately seven new light poles for <br />added security. Zoning Code Section 11-010(6) regulates lighting standards. Based on <br />discussions with the applicant and information in the supplemental narrative, the fixtures <br />themselves will downward casting. The applicant will have to amend the plan to ensure the light <br />fixtures proposed interior to the parking lot are located within a safety island. This has been <br />communicated to the applicant, who has agreed to comply with this standard. A condition of <br />approval of proposed by staff regarding compliance with this matter. <br />Signage <br />The applicant will add additional wall and ground signs bearing the Truck Country name, <br />including a freeway oriented sign facing I -35W. The applicant will have to obtain separate sign <br />permits for all new signage. All signs shall be in compliance with Section 9-100. The applicant <br />has been advised of these requirements, included revisions to wall mounted signs to ensure only <br />one wall mounted sign is included per street frontage. The signs displayed within the <br />supplemental narrative will have to be revised in order to secure a Sign Permit. <br />General Performance Standards <br />Zoning Code Section 6-390 provides for general performance standards applicable to <br />commercial and industrial -zoned property.
