Site Plan Approval. <br /> <br />SITE CHARACTERISTICS <br />Location: 3001 5th Street NW <br />Lot Size: Approximately 197,480 SF (4.53 acres) <br />Topography: Varies <br />Comprehensive Plan Designation: P-QP, Public & Quasi-Public <br />Zoning: R – 1, Single Family Residential <br />Surrounding Land Uses: <br /> North: 5th Street NW, seminary, single family homes <br /> South: Minneapolis Water Works <br /> East: Driftwood Park <br /> West: Minneapolis Water Works <br /> <br />SITE PLAN ANALYSIS <br />Attached is an existing and proposed Site Plan illustrating the location of the proposed DCS <br />building and the proposed plant expansion for WTP1 located at 3001 5th Street NW. <br />Additionally, conceptual building elevations and perspectives are attached, illustrating how the <br />DCS building is proposed to look. Staff has provided photos of the existing plant to illustrate <br />how the plant expansion will look, noting the plant expansion may also take on some elements of <br />the DCS (like steel, stone, and/or wood). <br /> <br />Any new construction of a commercial nature requires review and approval of a Site Plan. <br />Zoning Code Section 4-040 outlines the lot standards in an R – 1 district. Because the special <br />use is not residential in nature, certain R – 1 standards do not apply.
