PLANNING REPORT <br /> <br />DATE: May 11, 2016 <br />CASE: SP2016-005, NC2013-003 <br />SUBJECT: Special Use Permit and Nonconforming Use Permit to replace the existing <br />stadium press box at Irondale High School. <br />APPLICANT: Larson Engineering on behalf of Independent School District 621 <br /> <br />REQUEST & BACKGROUND <br />The applicant has requested a Special Use Permit to allow construction of a 9’ x 54’ stadium press box <br />at Irondale High School. The high school is a specially permitted use in a residential district, which <br />requires review and approval of a Special Use Permit anytime an improvement is proposed impacting <br />the site. The proposed press box will replace the existing 8’ x 42’ press box located on the south <br />bleachers of the football field. The press box is a pre-fabricated structure and anchored within the <br />bleachers structure. <br /> <br />The applicant is also requesting a Nonconforming Use Permit because a 30’ setback is required from an <br />R-1 or R-2 zoned property. The applicant has submitted plans showing the location of the existing and <br />proposed press box to be 11.4 feet from the southern property line. Per Zoning Code Section 4-030 (1) <br />schools are permitted by Special Use Permit provided “no structure shall be nearer than thirty feet to any <br />R-1 or R-2 lot line”.
