All parking lot setbacks are met. Required # of Parking Stalls Chapter 11 of the Zoning Code does not list a parking ratio that is applicable to a self-storage use. Chapter 11, Section 11-040(4) states that other uses not specifically mentioned may be determined on an individual basis, as long as the applicant has provided information satisfactory to the City in determining whether the site contains adequate parking for its intended use. The site is not presently striped so the actual number of stalls can only be estimated. Staff estimates approximately 50 stalls are available for parking, stalls which do not obstruct access to a self-storage space. Based on the applicant’s proposed Site Plan, approximately 27 stalls would be added to the site, totaling approximately 77 parking stalls. Based on the applicant’s estimate of 10-15 trips per day generated by the site, staff finds the site to be adequately parked.
