<br />Required # of Parking Stalls <br />Zoning Code Section 11-030 (1) states that only 90% of the gross floor area shall be used in <br />calculating the off-street parking requirement. Section 11-030 (3) requires off-street parking for <br />office/showroom/warehouse uses at a ratio of 1 stall per 300 SF. Thus, the following amount of <br />off-street parking stalls shall be required: <br /> <br />2,800 SF – 10% = 2,520 SF / 300 SF = 8 stalls <br /> <br />The applicant proposes to stripe nine parking stalls within the existing bituminous parking lot, <br />meeting the minimum requirement. Staff finds the site to be adequately parked. <br /> <br />Landscaping <br />Zoning Code Section 8-010 (2) (D) provides for landscaping improvements based on every 1,000 <br />SF of expanded building floor area and/or parking lot expansions of 50 stalls or greater. The <br />proposed Site Plan consists of 785 SF of net expanded building floor area (1,400 new SF – 615 <br />existing SF). Thus, no new landscaping is required. <br /> <br />The applicant has indicated intent to add landscaping to the property, including crabapple trees <br />and honeysuckle shrubs. Also, with the removal of 5’ of bituminous surface along the north and <br />south side yards, additional green space will be added to the site. <br /> <br />Performance Standards <br />Zoning Code Section 6-390 provides for 12 performance standards that all commercial and <br />industrial district developments must comply with. Based on the applicant’s proposal, only the <br />following exterior materials standards would apply: <br /> <br />Section 6-390 (12) states “the exterior treatment on the street side of the structure shall be brick, <br />stone, tilt-up slabs, architectural metal panels, decorative block, or the equivalent. The other <br />sides of the structure shall not be raw block.” <br /> <br />The applicant is proposing to install new exterior materials to all four sides of the existing and <br />proposed structure. The listed materials per the applicant’s narrative includes James Hardi <br />siding, stone wainscoting, stone columns, limestone caps details, a wide frieze board at the <br />overhang, and a mixture of trim accents. Staff finds these materials to be in conformance with <br />the requirement of Zoning Code Section 6-390 (12). <br /> <br />Public Safety Comments <br />Police and Fire reviewed the proposed plans and offered no comments. <br /> <br />Public Works/Engineering Comments <br />The City Engineer reviewed the proposed plans and has requested numerous technical revisions <br />and additions to the plans, as outlined in the Interoffice Engineering Memo (attached). <br />Incorporation of these recommendations is noted as a condition of approval. <br /> <br />Staff recommends approval of the Site Plan as submitted. <br /> <br /> <br />
