Administration <br /> <br />SITE CHARACTERISTICS <br />Location: 1244 Long Lake Road <br />Lot Size: 24,980 SF (0.57 acres) <br />Topography: sloping east to west then generally flat <br />Comprehensive Plan Designation: LDR, Low Density Residential <br />Zoning: R – 1, Single Family Residential <br />Surrounding Land Uses: <br /> North: single-family homes <br /> South: single-family homes <br /> East: Long Lake Road – single-family homes <br /> West: Pike Lake/Long Lake Channel – single-family homes <br /> <br /> <br />SPECIAL USE PERMIT ANALYSIS <br />Two special use permits are required with this request: 1) to exceed 624 SF with a single <br />detached garage, and 2) to place fill in the floodplain. The below analysis evaluates the special <br />use criteria applicable to both special use permit requirements. <br /> <br />The applicant proposes to construct a detached garage in excess of 624 SF, which requires a <br />Special Use Permit per Zoning Code Section 4-040 (3) (B). The proposed detached garage <br />would be located in the rear yard, 11’ from the northerly side lot line and over 100’ from the <br />channel between Pike Lake and Long Lake. The proposed garage measures 26’ x 36’ or 936 SF. <br />There is a standard two-stall attached garage and a lower level one-stall attached garage existing <br />on the property. <br /> <br />Zoning Code Section 4-530 (K) states that accessory buildings exceeding 624 square feet in size <br />shall be subject to approval of a Special Use Permit under Section 8-110 through 8-130 and <br />subject to compliance with the following conditions (staff responses in italics): <br />1. Roof and exterior color and material must be consistent and complimentary with the <br />principal structure. <br /> <br /> Staff finds this criterion to be met. The applicant has submitted elevations depicting <br />shingles and vinyl siding to match the existing home. <br /> <br />2. If deemed necessary by the City Council, landscape screening shall be provided to <br />lessen visual impact from adjacent properties. <br /> <br /> Staff finds this criterion to be met.
