Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile <br />Planning Commission Report; 8-21-18 <br /> <br /> <br />Page 9 <br />Sanitary <br />System(s): <br /> As a condition of approval, the following Engineering comments (also on the <br />memo dated 8/7/18) shall be addressed: <br />1. Outside City, sewer and water permit is required for sanitary and water service <br />connections. <br />2. An existing service stub was provided for this lot. It is located at 201 feet west <br />of the downstream MH. The length and condition of the stub is unknown. Plans <br />should use this location for sewer connection and if re-use is desired, line must <br />be televised to verify condition of pipe. Plans for saw cutting Palmer Dr <br />pavement and sidewalk should be updated to this location. Replacement of <br />these materials should be equal to or greater than the existing sections. <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> As a condition of approval, the following Engineering comments (also on the <br />memo dated 8/7/18) shall be addressed: <br />1. Add inlet protection to catch basin(s) Silver Lake Road and Palmer Drive (NE <br />corner) where dirt may track during construction. <br />2. Soils below infiltration basin not ideal for infiltration. Provide a maintenance <br />pipe from IB to rock swale with plug that can be removed when draw down is <br />required or during plant establishment period. <br />3. Rock swale will be unusable during winter, and the overflow is shown as <br />entering the BP site through the one way. Then the rock swale dumps over the <br />sidewalk on the south. The plans should include a concrete spillway at the <br />cross gutter exit and a concrete spillway connect the rock swale to the 33.60 <br />curb cut at the north. Civil to show route this water will take through BP site to <br />insure no adverse impacts are realized. Existing drainage entered BP site at <br />32.5, staff encourages applicant to use this route vs. over the sidewalk. <br />4. If sidewalk overflows are used, the plans must include concrete instead of rock <br />adjacent to the walk. <br />5. The overflow from the IB is labeled incorrectly, it should state 33.75 not 34. <br />The HWL for the IB is 934.41 and a 34.5 contour is shown. Grades along the <br />building at this location will equal the floor elevation so the plans should <br />indicate raising grade along this wall and waterproofing as required. <br />6. The ME elevations on C3 should be adjusted on the SW corner (three state <br />933.4 and none of them match what was surveyed). <br />7. Additional spot elevations need to be shown for eastern ADA ramp and the <br />overland flow to the east from 33.45 towards Palmer Drive. <br />8. Show discharge points for roof drains and how’/where they discharge. <br />
