Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile <br />Planning Commission Report; 8-21-18 <br /> <br /> <br />Page 10 <br />Fire/Safety:  As a condition of approval, all Public Safety comments on the memo dated 8/9/18 <br />shall be addressed which include the following: <br />1. Appropriately designed and rated separation wall between the proposed rental <br />space and primary business area. <br />2. Installation of a properly designed and approved building fire suppression <br />system <br />3. Installation of a Fire Department Connection at a location identified by the Fire <br />Marshal during a pre-construction meeting <br />4. Ensure facility and site lighting does not impact adjacent neighbors in Brighton <br />Square Townhomes <br /> <br />Lighting:  No new streetlights are required as part of this subdivision or development. <br /> In total, two (2) light poles are proposed on the perimeter of the parking area as <br />required, three (3) lights are proposed on the building, and six (6) lights are <br />proposed on the screen/false wall. All lighting shall be down-directional. <br /> The provided lighting plan shows the proposed parking lot lighting will conform <br />with code requirements for illumination at the proposed property lines (max <br />allowed is 0.4, and the max proposed is 0.2). While conforming, staff still <br />encourages the applicant to install additional screening measures (if possible) to <br />limit light spill over to the north. <br /> Lighting is not to shine directly into the public right -of-way or onto any residential <br />use. As a condition of the SUP, the applicant shall be required to correct any <br />lighting problems that are identified following construction. <br /> Lighting with an illumination of 0.5 foot candle is provided along all walkways <br />internal to the site as required. <br /> <br />Signage  All site signage will need to acquire the appropriate permit(s) and must conform to <br />code requirements in place at the time of the sign permit request. <br /> Currently the applicant is envisioning three signs: two facing Palmer Drive (one <br />for the Dental business and one for the possible tenant), and one facing east for the <br />possible tenant (see pg 7 for elevation drawings showing signs). <br /> <br />Parking: <br /> <br /> <br /> <br /> <br /> Because only a portion of the building is proposed to be used upon opening and we <br />do not know the secondary tenant, staff’s analysis on parking assumes the entire <br />building will be used for the dental practice at some point in the future.
