Land UseDRAFT 3-15 <br />Chapter 3. LaND USe <br />A community’s land use patterns are typically one of the most significant defining <br />physical elements of its landscape. The mix, location, form, and relationship of <br />adjacent and nearby land uses greatly affect the community’s physical environment <br />and social interaction. <br />Typical of first-ring suburbs that developed in the era of the automobile, the mix of <br />New Brighton’s land uses are dominated by residential uses and neighborhoods. <br />This existing pattern of development results in both challenges and opportunities for <br />future land uses and redevelopment sites as the community continues to grow. <br />LaND USe pLaN FraMeWOrK <br />The Land Use Plan provides a general concept for land use types, intensities, and <br />locations through the year 2040. Every parcel within the City limits is placed into a <br />specific land use category.
