Consider Resolution to approve a Special Use Permit for 875 3rd Avenue NW <br />permitting construction of an accessory building in excess of 624 SF. <br />Motion by Councilmember Jacobsen, seconded by Councilmember Burg to approve the Special Use <br />Permit for 875 3'd Avenue NW permitting construction of an accessory building in excess of 624 SF <br />with conditions as recommended by staff. <br />Interim City Manager Paetznick indicated Assistant Director of Community Assets and Development Gozola <br />would be presenting this item to the Council. <br />Assistant Director of Community Assets and Development Gozola explained Joel and Karen Werronen <br />are seeking the City's approval to remove an existing legal nonconforming two -car garage <br />from the property and replace it with a new conforming three -car garage. The new garage will <br />be 780 square feet in size. All detached accessory structures in residential districts in excess of <br />624 square feet must be approved via special use permit. He reported the Planning <br />Commission reviewed this case and recommended approval with conditions. <br />Councilmember Allen asked what the height of the new structure would be. The business is entirely an <br />on-line operation with most car transactions occurring overseas. According to the applicant, no <br />inventory will ever be stored on site; however, to qualify for a commercial dealer's license in <br />Minnesota, a minimum of five (5) spaces must be reserved for potential on-site storage. He <br />reported the Planning Commission reviewed this case and recommended approval with <br />conditions. <br />Councilmember Burg stated she attended the Planning Commission meeting and understood <br />that Mr. Haidari was in New York this evening.
