<br /> <br />4 <br /> <br />13. All proposed monument signage shall be shown outside of the ROW on future final plans. <br />14. Monument signs for one or both of the Dominium buildings shall conform to standard code <br />requirements for size and placement, and shall be subject to DCAD review and approval. <br />15. Final fire hydrant locations are to be approved by the Fire Marshal and shown accordingly on <br />the final plan sets. <br />16. Street lighting, as needed, shall be worked out with the City Engineer prior to final plan <br />approval. <br />17. Black Hills Spruce shall be replaced with Myers Spruce on the final landscaping plans. <br />18. Metal cages and/or burlap shall be removed from all tree root masses prior to planting <br />throughout the development <br />19. A new fence shall be installed by the developer around the new park, with the height, <br />materials and design to be coordinated with and approved by the New Brighton Parks <br />Department prior to installation <br />20. All proposed retaining walls on the property of the development shall be located outside of <br />the right-of-way, and all walls greater than 4-feet in height (if any) shall be engineered. <br />21. The developers shall construct a new fence along the future property line between the <br />proposed Workforce building and the Public Works property. <br />22. Both trash and recycling enclosures for the multi-family buildings must be constructed of <br />sturdy, opaque materials (with trash and recycling receptacles screened from view) that are in <br />harmony with architecture and materials of the main building <br />23. Reference monuments shall be placed in the subdivision as required by state law. <br />24. The EAW shall be finalized and acted upon by the City Council prior to acceptance of a final <br />plan for consideration by the City. Any requirements emanating from the final EAW such as <br />traffic control improvements, shall be implemented as part of the development. <br />25. Police and Fire Keyboxes shall be mounted at a location identified by public safety staff upon <br />substantial completion of the facility <br />26. Developers shall coordinate their development activities with the Fire Marshal and <br />Community Engagement Officer during construction <br />27. All construction activities shall adhere to New Brighton City Code restrictions especially as <br />they relate to parking and hours of work. <br />28. Parkland related conditions: <br />a. Parkland to be dedicated as identified on the preliminary plans with minor adjustments as <br />may be needed to achieve adherence to all other conditions of approval; all remaining <br />dedication requirements to be satisfied via cash-in-lieu of land. <br />b. Prior to the dedication of the required property, the subdivider shall provide the City with <br />an acceptable title opinion or title insurance policy addressed to the City that insures the <br />title and the City's proposed interest in the property.
