<br /> <br />3 <br /> <br />Ms. Pucklich stated she lived in the home around the corner from some duplexes. She indicated <br />she did not want the proposed rezoning of these duplexes to impact her property value. <br />Assistant Director of Community Assets and Development Gozola explained the use was not <br />changing. He indicated the proposed rezoning would not impact property value but rather would <br />make the homes conforming. <br />David Dolara, 427 12th Avenue NW, explained he lives next to the mobile home park. He stated <br />he would like to understand what might happen to the mobile home park in the future. Assistant <br />Director of Community Assets and Development Gozola indicated the mobile home park was <br />technically a legal non-conforming and after the change, this would remain the same. He stated <br />he did not see this impacting anything as the space would continue to operate as a mobile home <br />park. He commented he would like to create a zoning district for this area that works for Oak <br />Grove and the City’s other mobile home parks. <br />Jana Karr, 1120 Third Street, indicated she has lived in her neighborhood since 1992. She <br />questioned why the land use was different on one side of the street from the other. Assistant <br />Director of Community Assets and Development Gozola stated he couldn’t say as to why the <br />neighborhood was split. He noted it has been like this for the past 10 years. <br />Commissioner Frischman asked if any of the proposed changes would limit the properties. <br />Assistant Director of Community Assets and Development Gozola explained only the properties <br />at 2727 Rice Creek Terrace and the single-family homes along 9th Avenue NW would be limited. <br />Commissioner Frischman stated she had concerns with these rezonings because there would <br />place limitations on the properties. Assistant Director of Community Assets and Development <br />Gozola indicated these rezonings should have occurred over 10 years ago, but a mapping error <br />was made. <br /> <br />Motion by Commissioner Frischman, seconded by Commissioner McQuillan to close the Public <br />Hearing. <br />Approved 6-0. <br />Chair Nichols-Matkaiti agreed with Commissioner Frischman and stated she did not support <br />properties would be zoned down. <br />Commissioner McQuillan commented he did not support rezoning the properties along 9th Street <br />to R-3. He stated he could support these properties being zoned R-2. Assistant Director of <br />Community Assets and Development Gozola reported either the zoning map or the land use map <br />has to change in order to be consistent. <br />Commissioner Biedenfeld understood the Commission did not want to take away options for <br />property owners, but stated the staff proposed changes were logical. <br />
