Business Items <br />1) Site Plan Review: Request from Lauris Valtinson to construct a conforming a ccessory structure <br />for the existing office building at 388 Cleveland Avenue SW – PID 32-30-23-14-0016. <br />Assistant Director of Community Assets and Development Gozola reported Lauris Valtinson is seeking <br />to build a new conforming garage to accompany the existing office building at 388 Cleveland Avenue <br />SW. The new garage would provide indoor parking opportunities for the office building, and an <br />indoor pickle ball court for employee recreational use. No variances or special use permits are <br />needed, but the addition of new structures on the site triggers a site plan review according to the <br />zoning code. Staff provided further comment on the request and recommended approval of the Site <br />Plan Review, based on the findings of fact and subject to the following conditions: <br />1. Prior to building permit approval, the applicant shall submit updated drainage calculations <br />and any other information deemed necessary by the City Engineer to show that all <br />stormwater management regulations are being met by the proposed new constr uction. <br />2. Two or three of the proposed canopy trees shall be coniferous trees. Final species of both <br />deciduous and coniferous trees to be agreed upon with the City Forester prior to planting. <br />3. The proposed western facing garage door may not be used for vehicular use. <br />Chair Nichols-Matkaiti asked if a pickle ball court was already located on site. Lauris Valtinson, 388 <br />Cleveland Avenue SW, explained he conducts a shredding event on an annual basis and clients are <br />allowed to shred documents and play pickleball. He noted this has been conducted in his existing <br />parking lot. He stated there was a great demand among his clients for pickleball. He commented <br />further on how the pond on the site would handle the water runoff from the property. He indicated <br />the new garage would match the existing structure. <br />Commissioner McQuillan questioned if the site to the north and the surrounding neighborhood <br />supported the proposed garage addition. Mr. Valtinson stated he spoke to the four closest <br />homeowners across the street. He noted he lives in the home directly north of this property and he <br />supported the garage addition. <br />Motion by Commissioner Biedenfeld, seconded by Commissioner Enanaa, to recommend the City <br />Council approve the Site Plan Review based in the Findings of Fact and recommended Conditions. <br /> <br />A roll call vote was taken.
