Preliminary Planned Residential Development <br />Planning Commission Report; 2-19-19 <br /> <br /> <br />Page 16 <br />Required <br />Signage: <br /> If the new entry road is named Benedictine Drive, the applicant’s shall erect a <br />private drive street sign along I-694 Service Drive. <br /> Proper signage for the one-way entrance on the western side of the building will be <br />required. <br /> The applicants are encouraged to work with the Ford Dealership or one of the home <br />owners associations owning land near 27th Avenue NW & Linden Drive to erect a <br />sign directing traffic south towards I-694 Service Drive to access the Benedictine <br />property. <br /> <br />Entrance <br />Monument: <br /> A main entry monument sign is proposed for the new entrance off of I-694 Service <br />Drive. The sign should clearly designate this entry point as the main entrance for all <br />visitors and staff. Final design to be determined with final PRD plans. <br /> As previously noted, the existing main entry point on the western side of the building <br />should include signage to deemphasize use of this entrance. Final design also to be <br />determined with final PRD plans. <br /> <br />Fire Hydrants / <br />Fire Safety: <br /> Hydrant locations as proposed are appropriate according to public safety. <br /> <br />Streetlights: Unless exempted by the City Engineer, a new streetlight meeting City minimum <br />standards will need to be installed at the new entry point on I-694 Service Drive. <br /> <br />Sidewalks: The existing sidewalk leading to Linden Drive shall be relocated (or a new sidewalk <br />shall be added) to line up with and provide access to the existing trail system to the <br />north leading into Innsbruck Park. <br /> <br />Landscaping / <br />Fencing: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> The plans include the standard 10 foot landscaped buffer area in between the <br />development and the residential area to the NE, so no variation from underlying <br />zoning is sought in that regard. <br /> Additional landscaping may be needed to the north of the main entry drive to <br />mitigate headlight glare into the neighboring residential development. Should <br />problems arise, the applicants shall work with the neighbors to make needed <br />corrections/additions to plantings. <br /> <br /> <br />
