Lindsey Court Townhome Association | New Brighton, MN
2

The Lindsey Court Townhome Association recognizes the value and importance to the City of New
Brighton to thrive, foster city growth, and create housing for elder citizens. We do not oppose the
BHCC expansion.
The Lindsey Court Townhome Association asks the City of New Brighton to please be thoughtful in review
and planning of all aspects of development that changes our neighborhoods, to preserve our quality of life
in New Brighton, and keep our residents safe on our streets & in our homes.
We also respectfully seek involvement by the City of New Brighton to protect and preserve the Lindsey
Court Townhome community associated with any expansion of BHCC.
We look to the New Brighton City Planning Commission to ensure that the expansion of BHCC will not
create the following problems for the residents of Lind sey Court:
Manage vehicle traffic and speed to prevent danger for pedestrians and bicycles on 27th, Linden
Drive, Black Oaks, and the 694 frontage road
Difficulties exiting Lindsey Court
Loss of privacy / safety (result of 2 and 4 story buildings, expanded parking lots, and increased
visitors)
Noise and exhaust fumes that prevent enjoyment of our patios, decks, or open windows
Water run off / drainage from expanded BHCC parking lot (route water away from Lindsey Court
homes and minimize routing to our small run off pond)
Damages to Lindsey Court property (landscaping, irrigation system, etc.) during the construction
or afterwards due to changes in ground structure (erosion to our rock retaining wall in west
property line)
We have a few ideas on how these concerns may be addressed but admittedly we are not
professionals. It would be ideal if Lindsey Court could explore solutions collaboratively with the city
planners and BHCC.
Representatives from the Lindsey Court Townhome Association plan to attend the February 19, 2019
planning commission meeting at the New Brighton City Hall and will cite our concerns at that forum.
We hope that by communicating our concerns in advance, there can preliminary discussions in advance
to alleviate our worries and be helpful to all parties.

Thank you for your consideration.

Respectfully,
The Lindsey Court Townhome Association
David Halstensgard, President (e: halstiedog@comcast.net | m: 612-965-2082)

CC Ben Gozola, City of New Brighton - Assistant Director of Community Assets & Development

Reid Hewitt, Benedictine Health Care Center – Administrator / CEO
