Preliminary Planned Residential Development <br />Planning Commission Report; 5-21-19 <br /> <br /> <br />Page 28 <br />Water <br />System(s): <br /> As a condition of approval, Engineering comments in the 5/16/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: <br />o The watermain system within the site is to be considered private and shall be <br />constructed and maintained by the property owners. <br />o New hydrant(s) to meet current City standards, and existing hydrants shall be <br />salvaged and delivered to the Public Works Department. <br />o Final hydrant locations and the fire department connections need to be <br />coordinated with the Fire Marshall. <br />o A fire apparatus turning movement drawing for site plans shall be provided, <br />and adjustments to geometrics made as needed. <br /> <br />Sanitary <br />System(s): <br /> As a condition of approval, Engineering comments in the 5/16/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlight: The sanitary sewer services are to be considered private and shall be <br />constructed and maintained by the property owners <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> As a condition of approval, Engineering comments in the 5/16/19 Engineering Memo <br />(attached) shall be addressed. <br /> Main highlights: <br />o All storm sewer utilities within the site are to be considered private and are the <br />responsibility of the property owners for construction and maintenance. <br />o A permit will be required from the Rice Creek Watershed District <br /> <br />Development <br />Phasing: <br /> The development would all be completed in a single phase. Construction is anticipated <br />to begin approximately in late 2019/early 2020 and conclude approximately 16 months <br />thereafter. <br /> <br />Utilities:  All utilities (i.e. telephone, electric, gas service lines, etc) are to be placed <br />underground in accordance with the provisions of all applicable City ordinances. <br /> <br />Lighting: <br /> <br /> <br /> <br /> <br /> <br /> Lighting shall be directed downward, and installed so as to prevent direct light from <br />being detectable at the lot line of the site on which the source is located. <br /> Lighting shall not shine directly into the public right-of-way or onto any residential <br />use.
