The new land use guidance was specifically intended to incentivize <br />improvements like the ones being requested; <br />7. The Mixed Use Neighborhood designation intends for multi-family <br />buildings and townhomes to be the primary vehicle for residential land uses; <br />8. The Environmental Assessment Worksheet, pending finalization, did not <br />identify any environmental issues that cannot be overcome or that would <br />preclude the requested development; <br />9. The buildings as proposed do not pose a public safety concern provided all <br />conditions of approval are met; <br />10. Engineering comments in the 5/16/19 Engineering Memo shall be <br />addressed. <br />2. Emergency vehicle only entry points shall be constructed at the ends of <br />Road A and Road D out to 8th Avenue NW to ensure emergency vehicle <br />access at all times. Details for the emergency vehicle entry points shall be <br />coordinated with the Public Safety Department. <br />3. Additional information regarding the geometrics of entry points and internal <br />drives shall be provided, and minor geometric changes, if needed, shall be <br />made to the plans prior to final plan approval. <br />4. The existing 7th Street NW to the north of the development site must either <br />be renamed and rebuilt as a narrower road, or must be vacated as part of this <br />development process <br />5. Drainage and utility easements (or others), as required by the City Engineer, <br />shall be provided on the future final plat application <br />6. Accommodations for smoking tenants shall be incorporated into the final <br />plan as agreed upon with City Staff <br />7. All utilities (i.e. telephone, electric, gas service lines, etc) are to be placed <br />underground in accordance with the provisions of all applicable City <br />ordinances
