Ordinance to Update the City’s Official Future Land Use & Zoning Maps <br />Planning Commission; 12-17-19 <br /> <br /> <br />Page 2 <br />5) Innsbruck 2nd Additon Duplexs – Despite being identical buildings, half of the duplexs in Innsbruck 2nd <br />Addition are guided for medium-density residential (which they are), while the other half are guided for low- <br />density residential (which they are not). This process would classify all of the duplexes correctly as medium- <br />density residential. <br />6) 1001 & 1021 County Road E – conceptually, the City would like to see these properties become a location <br />for high-density residential in the future, but the current owner is opposed to any change that would render <br />his property legal nonconforming. To create a win-win, staff is proposing the land retain it’s previous <br />guidance to light-industrial, but that the map and plan be updated to acknowledge that the land can also be <br />used for high-density residential uses if requested by the land owner. <br />7) Silver Lake Apartments (2326 – 2324 Silver Lane) – high density residential apartment builidngs currently <br />guided for medium density residential by the land use map. This process would properly classify the <br />property as high-density residential. <br />8) Windsor South Apartments (2200 – 2290 Silver Lane) – high density residential apartment builidngs <br />currently guided for low density residential by the land use map. This process would properly classify the <br />property as high-density residential. <br />9) The Landings Apartments (909 10th Street NW) – high density residential apartment building currently <br />guided for low density residential by the land use map. This process would properly classify the property as <br />high-density residential. <br />Staff will present all such properties to the Planning Commission and show visuals of the use justifying the proposed <br />changes. <br />ZONING CHANGES <br />With proper land use classification assigned to all properties in the community, final changes need to be made to the <br />City’s zoning map to ensure proper classifications are being used throughout the City. The full listing of properties <br />being considered for rezoning include: <br />1) 2727 Rice Creek Terrace – Single-family home guided for low density residential, but currently zoned R-2. <br />This process would correctly zone the property to R-1. <br />2) Single-Family homes on the south side of 15th Street NW – four single-family homes guided for medium <br />density residential by the new comprehensive plan. This process would change their zoning from R-1 to R-2 <br />thereby expanding the potential future uses on the properties. All homes would still maintaint their status <br />as legal structures. <br />
