SUP Review: Big Blue Box & A Tree Service <br />Planning Commission Report; 6-16-20 <br /> <br /> <br />Page 7 <br /> Lot Access: The access points to the property will not change from existing conditions. <br /> <br />Water <br />System(s): <br /> The site has access to Municipal water, and there are no engineering or public works <br />concerns regarding the new use and water usage. <br /> <br />Sanitary <br />System(s): <br /> The site has access to Municipal sewer, and there are no engineering or public works <br />concerns regarding the new use and sewer usage. <br /> <br />Storm water / <br />Grading / <br />Erosion: <br /> The potential of outdoor storage to impact the adjacent County Ditch #2 is of primary <br />concern in this review, and the use of “existing jersey barriers” may not sufficiently <br />prevent future problems. The applicants should come to agreement with DCAD staff <br />on a final solution that can/will be effective over the long-term. Additional perimeter <br />control around all stockpiles will be required. <br /> Engineering has examined existing grades, and does not find any reason to require <br />changes to the site to accommodate stormwater; however, the applicant shall address <br />stormwater concerns if unforeseen issues arise (or become foreseeable) as a result of <br />the on-site storage. <br /> Because the site is not paved, vehicle tracking of dirt into the ROW is evident with <br />existing uses, and the problem is presumed to get worse should these new uses be <br />approved. As a condition of approval, the applicant must either make improvements <br />to the site to keep tracking from being a problem, or must agree to paying for street <br />sweeping services whenever directed to do so by the City. <br /> <br />Signage Sign changes on the building and/or site will need to be reviewed and approved via a <br />separate sign permitting process. <br /> <br />Fire/Safety: Engineering reviewed the plans and expressed concerns about storage containers and <br />trailers will be accessed and moved. Additional information showing the access <br />route was requested of the applicant, and should be agreed upon with DCAD staff <br />prior to any container storage commencing. <br /> <br />Hours of <br />Operations: <br /> Not applicable. Neither use will cater to daily customers coming on-site. Per the <br />applicant’s narrative, “We do not sell anything on site, all material are resold and <br />delivered to clients.” <br /> <br /> <br />
