Through this plat, the
existing four parcels will be combined into two. Boundaries for the resulting parcels will
mimic existing parcel lines. The only visible changes will largely be to the legal descriptions of
the land in this area. Review of the proposal resulted in a disagreement over how access and
frontage requirements must be met, and ultimately both staff and the Planning Commission
recommended dedication of additional ROW over the proposed Lot 1. The applicants view this
dedication as a hardship, and have therefore granted an extension to the City’s decision
deadline to provide them with time to seek approvals for a new roadway into the property.
