Murlowski Industrial Park Preliminary & Final Plat, SUP & Site Plan Amendment, and Variance <br />City Council Report; 4-28-20 <br /> <br /> <br />Page 15 <br />Council Options: The City Council has the following options: <br />A) APPROVE THE REQUESTS based on the applicant’s submittals and <br />findings of fact. <br />B) DENY THE REQUESTS based on the applicant’s submittals and findings <br />of fact. <br />C) TABLE THE ITEMS and request additional information. <br />Based on a complete application date of 2/14/20, the standard deadline for a <br />decision on the SUP, Site Plan, and Variance would be 4/14/20. Due to the <br />COVID-19 outbreak and cancellation of meetings, the deadline was extended an <br />additional 60-days out to 6/13/20. The preliminary and final plat deadlines were <br />extended by the applicant to July 31, 2020. <br /> <br />Template Denial <br />Motion: <br />(not recommended) <br /> “I move that we deny the requested Preliminary Plat, Final Plat, SUP <br />Amendment, Site Plan Amendment, and Variance based on the following <br />findings of fact:” <br />o (provide findings to support your conclusion) <br /> <br />Template Approval <br />Motion: <br />RECOMMENDED <br /> “Move approval of the resolution authorizing Preliminary Plat, Final Plat, <br />SUP Amendment, Site Plan Amendment, and Variance approval for <br />Murlowski Properties Inc at 2200 Old Highway 8.” <br /> <br />Resolution <br />Findings of Fact: <br />1. The subject property is guided for light industrial uses, and the existing uses <br />have been approved and amended since 2010. <br />2. Under the currently approved SUP and Site Plan, the use has not generated <br />any official complaints regarding noise, dust, or odors. <br />3. The applicants are currently seeking approval of a preliminary and final plat <br />to clean up the legal descriptions of all land in an effort to position one or <br />more lots for sale. <br />4. No new/additional lots are being created. <br />5. No changes in use are proposed at this time, and no new impacts will be <br />created for surrounding properties as a result of the proposed changes. <br />6. All city interest in current and future development are being protected. <br />7. All lots are currently served by an inadequate 30-foot wide roadway easement <br />across the northern property line.
