Any equipment that might be visible due to height will be stored in <br />the rear of the property out of sight from Old Hwy 8. Emergency vehicles will have access to <br />the property through either gate and will be able to reach all three buildings. Equipment stored <br />outside will be organized so as not to block access. Any dirt or debris tracked into [8th Ave SW] <br />from the exit will be frequently cleaned up by our street sweeping crew or at the request of the <br />city.” <br />Staff note: the proposed design <br />seems to be a reasonable <br />compromise between improving <br />the look of the property (there <br />hasn’t been required screening <br />fencing for over two decades) <br />and allowing for close up <br />visibility as indicated by the <br />applicant. Opacity will be <br />achieved at an angle, but <br />straight on viewing will only <br />provide partial screening. <br /> <br /> <br /> <br />Site Review <br />In General:  As was the case with the original application, no new buildings are proposed so a <br />formal site plan review is not required. However, examining the existing <br />characteristics of the site is important to understand what (if any) conditions might <br />be needed for the new uses should the SUP amendment be approved. <br /> <br />Existing <br />Conditions: <br /> The former D-Rock operation largely used the grounds for storage of materials and <br />vehicles despite having no SUP. The new operation would largely maintain the <br />existing layout of storage with the exception of a new employee parking lot being <br />installed on the western side of the property off the Old Hwy 8 entrance. <br /> <br /> <br />
