Ord 892 Draft Policy Directive: Residential Property Inspection Schedule <br /> <br /> <br /> <br /> <br />Page 2 <br />(F) Other factors that reasonably lead to the conclusion that the property should be inspected for health, safety <br />or compliance reasons. In this instance, the reasons will be documented in writing and provided to the <br />owner in advance of the inspection. <br />Residential Rental properties with Three (3) or More Units <br />Residential rental license applications seeking authorization of three or more units shall be inspected on a yearly <br />basis in a manner that ensures that each individual rental unit within a building or complex is inspected at least once <br />every three to five years depending on the size of the rental complex. The following guidelines shall determine the <br />minimum yearly inspections required for any given complex: <br /> Buildings/Complexes with between 3 and 49 units shall have all units inspected at least once every three (3) <br />years in accordance with the following schedule: <br />Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections <br />3-6 2 16-18 6 28-30 10 40-42 14 <br />7-9 3 19-21 7 31-33 11 43-45 15 <br />10-12 4 22-24 8 34-36 12 46-48 16 <br />13-15 5 25-27 9 37-39 13 49 17 <br />The rental inspection team may inspect more than the minimum number of units noted above when the inspector has reason to <br />believe, based on the condition of the property, that violations will be found in the additional units inspected. <br /> Buildings Complexes with between 50 and 99 units shall have all units inspected at least once every four (4) <br />years in accordance with the following schedule: <br />Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections Units <br />Minimum Yearly <br />Inspections <br />50-52 13 65-68 17 81-84 21 97-99 25 <br />53-56 14 69-72 18 85-88 22 <br />57-60 15 73-76 19 89-92 23 <br />61-64 16 77-80 20 93-96 24 <br />The rental inspection team may inspect more than the minimum number of units noted above when the inspector has reason to <br />believe, based on the condition of the property, that violations will be found in the additional units inspected. <br /> <br /> <br />
