Silver Oak Estates No. 2 Planned Residential Development Amendment <br />Planning Commission Report; 3-21-23 <br /> <br /> <br />Page 8 <br />Development <br />Phasing: <br /> The land is fully developed, and the proposed PRD Amendment will have no impact <br />on the original 1973 approval other than to shift one lot line. <br /> Any future proposed changes would need to go through this same PRD Amendment <br />process. <br /> <br />Utilities: All utilities (i.e. telephone, electric, gas service lines, etc) are to be placed <br />underground in accordance with the provisions of all applicable City ordinances. <br /> <br />Lighting: Any new lighting on homes shall be directed downward, and installed so as to <br />prevent direct light from being detectable at the lot line of the site on which the <br />source is located. <br /> Lighting shall not shine directly into the public right-of-way or onto any residential <br />use. <br /> <br />Parking: No amendments to on-site parking will be needed with the proposed lot line adjustment. <br /> <br />Required <br />Signage: <br /> There are no required municipal signs to be erected as part of the PRD Amendment. <br /> <br />Entrance <br />Monument: <br /> No monument exists, nor is one proposed for this development. <br /> <br />Fire Hydrants / <br />Fire Safety: <br /> No issues with area fire hydrants were identified in our review. <br /> <br />Streetlights: No new/additional street lighting is proposed. <br /> <br />Sidewalks: No new sidewalk is required, nor is any needed. <br /> <br />Landscaping / <br />Fencing: <br /> No new landscaping or fencing will be required as a result of the proposed lot line <br />shift. Any future requests for either will need to adhere to underlying zoning <br />requirements. <br /> <br />Garbage <br />Enclosures: <br /> Not applicable.
