Silver Oak Estates No. 2 Planned Residential Development Amendment <br />Planning Commission Report; 3-21-23 <br /> <br /> <br />Page 9 <br />Monuments: Reference monuments for the new lot line shall be placed in the subdivision as <br />required by state law. <br /> <br />ENVIRONMENTAL & OTHER NEIGHBORHOOD IMPACTS: <br />Environmental <br />Impacts: <br /> There is no requirement for an in-depth environmental analysis (i.e. EAW, EIS, <br />AUAR, etc.) based on the current proposal. <br /> <br />Wetlands: There are no wetlands concerns associated with this proposed lot line shift. <br /> <br />Shoreland <br />District: <br /> The subject property is not in the shoreland district. <br /> <br />Traffic: No traffic study was required in association with the proposed lot line shift. There <br />will be zero impact to traffic as a result of the proposed PRD Amendment. <br /> <br />Public Safety: There were no public safety concerns identified with the proposed lot line shift. <br /> <br />Flood Plain & <br />Steep Slopes: <br /> The subject land is not within a flood plain. <br /> Steep terrain in the NE of the lot may need to be taken into consideration with any <br />future building addition plans for 3024 18th Street NW, but that does not impact this <br />proposed lot line shift in any way. <br /> <br />Docks: The project does not include any frontage on open water, nor easement rights to such. <br /> <br />Work Hours: All construction activities shall adhere to New Brighton City Code restrictions <br />especially as they relate to parking and hours of work. <br /> <br />Other Permits: All necessary permits must be provided to the City. (RCWD, NPDES, MDH, etc. as <br />may be applicable) <br /> <br /> <br /> <br /> <br />
