Silver Oak Estates No. 2 Planned Residential Development Amendment <br />Planning Commission Report; 3-21-23 <br /> <br /> <br />Page 11 <br />Conclusion: <br /> While technically a “major” PRD amendment according to code, the shifting of <br />one lot line as proposed will have no impact on the current or future build out of <br />the Silver Oak Estates No. 2 development. Other that legal matters that can be <br />cleaned up as this process moves forward through Council, no issues of concern <br />were identified in staff’s review. <br /> <br />Staff Recommendation: Per the analysis outlined in the report, staff is <br />recommending APPROVAL of the proposed PRD amendment subject to <br />conditions. <br /> <br />Commission <br />Options: <br />The Planning Commission has the following options: <br />A) RECOMMEND APPROVAL OF THE PRD AMENDMENT based on <br />the applicant’s submittals and findings of fact. <br />B) RECOMMEND DENIAL OF THE PRD AMENDMENT based on the <br />applicant’s submittals and findings of fact. <br />C) TABLE THE ITEM and request additional information. <br />Based on a complete application date of 2/16/23, the statutory deadline for <br />making a decision on these requests is 4/17/23. This deadline can be extended by <br />an additional 60-days if deemed necessary by the City. <br /> <br />Template Denial <br />Motion: <br />(not recommended) <br /> “I move that we recommend the City Council deny the proposed Planned <br />Residential Development Amendment based on the following findings of <br />fact:” <br />o (You must provide findings to support the conclusion that each <br />component recommended for denial does not meet minimum standards as <br />required by code.) <br /> <br />Template Approval <br />Motion: <br />RECOMMENDED <br /> “I move we recommend the City Council approve the requested Planned <br />Residential Development Amendment based on the findings of fact and <br />conditions listed on page 12 of the report as may have been amended here <br />tonight.” <br /> <br /> <br />
