Per the plat of Silver <br />Oak Estates No. 2, there is a public utility easement all over Lot 19, Block 1 of <br />Silver Oaks Estates No. 2, dedicated to the public by that plat. <br /> <br />b. Terms and conditions of Declaration of Common Interest Community No. 791, <br />Silver Oak Estates No. 2, filed May 2, 2013, as Document No. 4398901 (Lot 19, <br />Block 1, Silver Oaks Estates No. 2); subject to the provisions of the Minnesota <br />Common Interest Ownership Act, Minnesota Statutes, Chapter 515B, and acts <br />amendatory thereof. <br /> <br />The Declaration includes encroachment easements in favor of the owners of <br />adjoining lots, related to any appurtenances part of the original construction on the <br />adjoining lot. The Declaration also includes easements for utilities, water and <br />sewer, and similar services. This private easement need not be depicted on the Plat. <br />The homeowners’ association and the Glodek Trust should provide the location of <br />any private utility or other related easements, so that the City may determine if they <br />interfere with the easements dedicated to the public by the Plat. Per the plat of <br />Silver Oak Estates No. 2, there is a public utility easement all over Lot 19, Block <br />1,, dedicated to the public by that plat. <br /> <br />c. Easement for ponding as on the recorded plat (Lot 19, Block 1, Silver Oaks Estates <br />No. 2). The ponding easement as on Silver Oak Estates No. 2 is depicted on the <br />Plat. No further action is required. <br /> <br />d. Mortgage dated February 24, 2009, filed June 2, 2009, as Document No. 416119, <br />in favor of City County Federal Credit Union as mortgagee; as amended by <br />Mortgage Modification Agreement, dated March 5, 2014, filed March 21, 2014, as <br />Document No. 4501476. The mortgage affects Lots 1 and 2 of Silver Oaks Estates <br />No. 2. The mortgage has been signed by James L. Glodek and Margaret A. Glodek, <br />as husband and wife. Per 1.b. of this letter, the mortgagee must either sign the Plat <br />or sign a consent to plat. I require review of those documents. <br /> <br />4. Property taxes and assessments. All taxes due on the Property for the year the Plat is to <br />be recorded must be paid in full before the Plat is submitted to the County for recording. <br />All assessments must also be paid. Taxes for 2022 are as follows: <br /> <br />Property ID No: 183023330048 <br />2022 Taxes (Homestead) are $4,520.00 and are paid. <br />2023 Taxes have been levied in the amount of $4,534.00. <br />There are no delinquent or past due taxes. <br /> <br />A search must be conducted for levied or pending assessments. I require review of the <br />results of this search.
