Special Use Permit Amendment – Global Academy
Planning Commission Report; 5-16-23

Page 8

Stone Wainscot
Example

Gable Accent
Example

Building
Height:
 There will be no height issues with this proposed garage.

Lot Access:  Access points to the site will not change.

Landscaping:

 The existing gross floor area of the school is approximately 66,575 sq ft in size.
The recent gym addition (6,772 sq ft) plus this proposed addition (1000 sq ft)
equates to 7,772 additional square feet, or an 11.7% increase in overall floor area
on the property. Mandatory landscaping plans & improvements are triggered at
15%, so no major expansion of landscaping is required at this time.
 While a new landscaping plan is not mandated by the site plan process, that does
not mean that additional landscaping is not needed or required. Section 4-
550(F)(2) allows the Planning Commission and City Council to require landscape
screening for oversized accessory structures to lessen visual impact on adjacent
properties. With new single-family housing anticipated to replace the former
seminary property to the north, staff would suggest that Global Academy plant a
row of lilac bushes (or similar) on the north side of the new garage to screen the
new structure from the backyard of the future home(s).
