In 2023, truck traffic has <br />averaged 65 loads per day at our existing Minneapolis site. This consists of 35 loads from our <br />existing fleet and 30 loads from outside haulers. Most of the truck traffic occurs from 6:00 am <br />to 4:00 pm. There will be some minor truck traffic activity after 4:00 pm. The truck traffic will <br />all occur on the east end of the building; and we will stage all trucks within the fenced-in area <br />on the east side of the building to avoid truck queuing on the public street system. <br />We operate two work shifts. The first shift is 6:00 am until 3:30 pm. The second shift finishes <br />their work at 12:00 midnight. We employ a total of 70 employees, made up of office and sales <br />personnel (14), drivers (9) and warehouse personnel (47). Some of our employees carpool; and <br />we also allow a hybrid work environment for some of the office personnel. A typical day will <br />have 7 cars (drivers) arriving by 5:00 am, 19 cars arriving by 6:00 am and 8 cars arriving by 8:00 <br />am, all for the first shift. The second shift typically has 8 cars on site. All car parking will be in <br />the existing west parking lot. <br /> Jobs <br />The 14 office and sales personnel are mainly salary paid employees. The 56 drivers and <br />warehouse personnel are paid hourly, with supervisors paid by salary. We provide competitive <br />wages and benefits for our valuable employees. <br /> Site and Building Improvements <br />We are proposing to make a variety of improvements to the property upon purchase. <br />1. Second driveway into the loading area, located off Lakeview Point cul-de-sac. This will <br />allow us to separate inbound truck traffic from outbound traffic for safety and efficiency. <br />Both driveways into the truck court will be secured with gates after hours (early evening <br />until early morning). An emergency response key box will allow fire department access if <br />closed. <br />2. Three new dock doors and two new drive-in overhead doors will be cut into the east <br />building wall. Refer to our East Elevation drawing for further information. <br />3. We will remove the exterior cooling towers and mechanical equipment off the southeast <br />building corner that served the prior cold food storage facility. <br />4. We will freshen up the bituminous pavement with a seal coat and new paint striping. When <br />restriping, we will bring the accessible parking stalls up to current MN Accessibility Code <br />standards. <br />5. We will re-lamp the exterior site lighting with energy efficient LED fixtures. <br /> <br />
