The subject property is guided for light industrial use by the 2040 <br />comprehensive plan, and a product-specific warehousing and distribution <br />business is consistent with use types otherwise permitted in the I-1 zoning <br />district. <br />2. The existing building conforms to all code requirements, and all changes to <br />the site will also conform to zoning standards. <br />3. The new use will not be detrimental to or endanger the public health, safety, <br />morals, comfort, or general welfare of the community. <br />4. The new use will not further impact the use and enjoyment of the subject <br />and surrounding properties provided conditions regarding storage and <br />parking are followed. <br />5. Continued investment on this industrial property will not have detrimental <br />impact on area property values. <br />6. The new use will have no impact on the subsequent development (or <br />redevelopment) of surrounding property provided all engineering conditions <br />are addressed, and provided agreements can be reached regarding City <br />access through the northern fence line service gate. <br />7. The subject site is adequately served by public utilities, roads, and drainage <br />facilities to accommodate the proposed use and site changes; <br />8. The special use and proposed site updates will be in conformance with all <br />underlying zoning district requirements. <br />
