Special Use Permit – Pioneer Paper Stock of MN <br />Planning Commission Report; 7-18-23 <br /> <br /> <br />Page 18 <br />Recommended <br />Conditions: <br />1. The applicant shall address all engineering items listed in the 7/12/2023 <br />engineering memo to the satisfaction of the City Engineer prior to beginning <br />business operations. <br />2. Prior to issuance of a certificate of occupancy, a fire protection engineer shall <br />be hired by the applicant to determine if the new commodity matches the <br />sprinkler density of the building. Work of the fire protection engineer shall be <br />coordinated with the local Fire Marshal. <br />3. The applicant shall be required to correct any lighting problems that are <br />identified following installation of the new fixtures. <br />4. The business shall be required to keep all materials inside the building at 600 <br />Lakeview Point Drive. No outside storage is authorized except for trucks and <br />semi-trailers per the authorized site plan. <br />5. No on-street parking of semi tractors and/or trailers associated with 600 <br />Lakeview Point Drive shall be allowed within a public right-of-way within the <br />City of New Brighton. <br />6. The City and property owner shall work towards an agreement regarding <br />maintenance and use of the service gate leading to the Lake Jones drainage <br />area, and the City shall be provided access through the gate as circumstances <br />dictate (i.e to respond to a public emergency like a fire, to make drainage <br />improvements in the Lake Jones area for the benefit of all properties, to <br />maintain & cut vegetation, etc). <br />7. The applicant shall work with the City Engineer to identify an appropriate <br />measure to provide protection to the existing catch basin nearest the proposed <br />AST installation. <br />cc: Edward Farr, Architect & Applicant Representative <br />
