Upon completion, the existing roof structure will be <br />removed leaving a 30 ft. high showroom. <br /> <br />The existing front yard parking and drive aisle setback requirements are unmet. The <br />parking area along 27th Ave. contains a retaining wall which screens cars from adjacent <br />properties, and increasing grade differentials would be difficult. The setback along <br />Service Dr. is non-conforming, however, the green area separating the parking from the <br />paved portion is 50 ft. Staff feels that expanding this green area is unnecessary. The <br />proposal involves adequate off-street parking for employees and customers. The City <br />Forester has made some modifications to the landscape plan. <br /> <br />In regards to signage, staff recommends a freeway ground sign up to 170 sq. ft. in size <br />and 35 ft. high. Other ground signs may be up to 64 sq. ft. and 20 ft. high. <br /> <br />Larson confirmed that the Planning Commission favored signage exposure which faced <br />the freeway. Also, it was felt that employee parking on Service Dr. and 27th Ave. <br />should be prohibited to allow for open driving lanes and snowplowing. <br /> <br />Dave Phillips, Minar Ford, requested the installation of three oval logo signs on the <br />walls above the main entry. Larson verified there will be no signage on the northwest <br />rear entry wall, and the oval signs would be illuminated. <br /> <br />In regards to on-street parking, Bob Lewis, Minar Ford, explained they are in <br />negotiations with U-Haul to acquire that site to eliminate issues associated with transport <br />unloading. He asked if the installation of "No Parking" signs be delayed for 90-120 <br />days to allow for completion of these negotiations. <br /> <br />Benke asked if there is any method to eliminate employee on-street parking this winter. <br />Phillips feels some on-street parking will be needed during construction and asked if on- <br />street parking for 12-14 cars on the south side of the east/west portion of Service Dr. be <br />allowed. Lewis suggested a snow emergency parking ban to allow for snowplowing. <br /> <br />Larson believes the problems arise from parking on the Service Dr. north/south portion <br />off Silver Lk. Rd. to the curb. He supports posting "No Parking" signs on both sides of <br />that portion of Service Dr., and the entire stretch of the north side to 27th Ave. He <br />would prefer prohibiting parking on the south side, but acknowledges there may be a <br />need for construction parking. <br /> <br />Benke asked if the expansion allows for unloading/loading of transports on site.
