Lewis noted the possibility of <br />Minar acquiring the U-Haul site which may allow for a different delivery method <br /> <br />Benke noted the need to update the sign ordinance standards, and requested staff to <br />consider a future review with the Planning Commission and Economic Development <br />Commission. <br /> <br />Motion by Gunderman, seconded by Larson, to APPROVE LP-347, SUBJECT TO <br />THE FOLLOWING CONDITIONS: <br />1. ALL OFF STREET PARKING STALLS REQUIRED FOR CUSTOMER, <br />EMPLOYEE, SERVICE BAYS AND BUILDING SQUARE FOOT AGE <br />(378 TOTAL SPACES) MUST BE SINGLE DEPTH, MARKED WITH <br />WHITE OR YELLOW PAINTED LINES NOT LESS THAN FOUR (4) <br />INCHES WIDE. <br />2. ADEQUATE NUMBER OF ON-SITE PARKING STALLS SHALL BE <br />MAINTAINED FOR CUSTOMERS AND EMPLOYEES. <br />3. SEVEN (7) OFF-STREET STALLS MUST BE DESIGNATED FOR <br />HANDICAP PARKING. <br />4. WALL SIGNAGE SHALL BE INSTALLED PER THE PROPOSED <br />ELEVATION PLANS DATED OCTOBER 7,1998: THERE SHALL BE <br />ONE FORD OVAL ON EACH OF THE WEST, SOUTH AND WEST <br />WALLS. NO WALL SIGNAGE IS ALLOWED ON THE WEST AND <br />NORTH SIDES OF THE BUILDING, INCLUDING THE SECOND <br />STORY ADDITION. <br />5. THE APPLICANT WILL BE REQUIRED TO OBTAIN SIGN PERMITS <br />FOR ALL OF THE PROPOSED SIGNS ON THE SITE. ALL SIGNAGE <br />MUST COMPLY WITH CHAPTER IX OF THE NEW BRIGHTON <br />ZONING ORDINANCE. <br />6. THE CANADA CHERRY TREES MUST BE REPLACED WITH A <br />FLOWERING CRAB, CHOKE CHERRY OR PRUNUS MACKEY TREES. <br />7. THE ROW OF DECIDUOUS TREES ON 27TH AVENUE SHALL BE <br />EXTENDED TO THE INTERSECTION OF SERVICE DRIVE, AND THE <br />ROW OF DECIDUOUS TREES ALONG THE NORTH PROPERTY LINE <br />SHALL BE EXTENDED TO THE NEW DRIVEWAY ENTRANCE OFF <br />OF INNSBRUCK DRIVE. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Teague presented the Zoning Ordinance Amendment to Repeal Gasoline and Ice Sales in <br />the B-2 Zoning District. Originally, a moratorium was placed on development during <br />the preparation of the Old Hwy 8 Corridor Study. The study was completed and now an <br />amendment is being considered to create a MX (Mixed Use) Zoning District for certain <br />properties on Old Hwy 8, north of 1-694 and Hwy 96.
