<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />April 28, 1998 <br /> <br />Page 10 <br /> <br />Council Business. continued <br /> <br />He noted that the Planning Commission held a public hearing on the request and <br />recommended approval. <br /> <br />Motion by Larson, seconded by Samuelson, TO WAIVE THE READING AND ADOPT A <br />RESOLlITION AS RECOMMENDED BY STAFF TO APPROVE AMENDED PUD-6, PL-243, AND <br />LP-338 SUBJECT TO CONDITIONS AS REQUESTED BY INDUSTRIAL EQUITIES FOR PHASE 2, <br />LOT 2 OF BRIGHTON CORPORATE PARK. <br /> <br />5 Ayes, 0 Nayes. Motion carried, <br /> <br />City Planner Cary Teague reviewed the request of Nutec Construction Company for a <br />Site Plan approval for the purpose oftearing down the existing Ken's Market and Higher <br />Grounds building. They propose to construct a new building on the site at Cleveland <br />Avenue and County Road D to be used for office space as well as the uses now in the <br />existing building. He reported that all zoning, building setbacks, and parking <br />requirements have been met with the exception of additional screening and handicap <br />parking pursuant to ADA requirements, The proposed grading and drainage plan shall <br />be subject to review by the City and Ramsey County Engineers. Ramsey County has not <br />yet commented on the proposed property perimeter sidewalk location, <br /> <br />The Planning Commission has held a public hearing on the request and is recommending <br />approval subject to the specific conditions listed above. Staff concurs with this <br />recommendation. <br /> <br />Rod Bernu, Nutec Construction Co. explained that no decision had been made on the <br />sidewalk for the exterior perimeter of the property; and the internal section of sidewalk <br />network has been discussed with the City and will be installed as proposed. Mayor <br />Benke commented that at the Economic Development Commission review, there was <br />discussion on constructing a sidewalk along Cleveland so that residents from the homes <br />and apartments to the north could safely walk to the corner thereby saving the gas and <br />energy from driving a car. This could also connect to the trail system to the north which <br />goes into Arden Hills. <br /> <br />Benke questioned the location of mechanical and electrical equipment. Mr, Bernu <br />responded that most equipment will be inside the building, however, some of the air <br />changing equipment will be on the roof. Benke recommended that they be located on <br />the side of the building away from the residential area.
