PLAT TITLE BE RENAMED "BRIGHTON CORPORATE PARK III" <br />2. RIGHT OF WAY BE RENAMED "COUNTY ROAD E-2 EXTENSION" <br /> <br />4 Ayes - 0 Nayes, Motion Carried, <br /> <br />Terry presented site plan review and setback variance to construct an 82,448 sq. ft. <br />office/manufacturing facility for Donatelle Plastics at the corner of Co, Rd. E-2 and 5th <br />Ave. NW. The proposal complies with district standards and parking requirements, with <br />exception of a 25 ft. front yard parking setback which requires a 15 ft. setback variance. <br />Under normal circumstances, a variance is not needed, however, contamination on the <br />western portion made it impossible to shift the building, The variance conforms with the <br />Compo Plan and would not be detrimental to adjacent properties or the public, <br /> <br />Benke asked if a variance would be anticipated for future development to the south, <br />Mattila said the EPA buildings to the south were placed at the required 40 ft. setback, <br /> <br />Norm Wells, architect, noted Donatelle's tremendous business growth and the need for a <br />new facility, The building was redesigned to make it "main street friendly" and <br />compliment the planned 5th Ave. Streetscape Plan, The truck docks are placed on the <br />west side facing the railroad tracks to shield them from the street. Donatelle anticipates <br />a future expansion to the south in about five years. <br /> <br />Gregori thanked Donatelle for development of a project which fits New Brighton's <br />Vision for this signature corner of the corridor. <br /> <br />Motion by Gunderman, seconded by Larson, to APPROVE LP-336, SUBJECT TO <br />THE FOLLOWING CONDITIONS: <br />1. APPROVAL OF AND CONTINUED COMPLIANCE WITH VN-317. <br />2. APPROVAL OF BRIGHTON CORPORATE PARK III PLAT. <br />3. APPROVAL OF RICE CREEK WATERSHED DISTRICT PERMIT. <br />4. APPROVAL OF GRADING AND DRAINAGE PLAN BY CITY <br />FORESTER. <br />5. REVIEW OF FINAL LANDSCAPE/STREETSCAPE PLAN BY CITY <br />FORESTER. <br />6. APPROVAL OF THE FINAL LANDSCAPE/STREETSCAPE PLAN BY <br />THE CITY COUNCIL. <br />7. ALL DUMPSTERS SHALL BE PROPERTY ENCLOSED. <br />8.
