The plat would <br />dedicate right-of-way for the remaining portion of Campus Dr., and an easement for the <br />drainage pond and water and sewer pipes. Planning Commission recommends approval. <br /> <br />Motion by Larson, seconded by Williams, to APPROVAL THE SIMPLE PLAT PL- <br />234, SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. APPROVAL OF GRADING AND DRAINAGE PLAN BY CITY <br />ENGINEER. <br />2. APPROVAL OF A DRAINAGE PERMIT BY RCWD. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented an 80 sq. ft. lot area variance to construct a single family home <br />between 769 and 778 - 6th Ave. NW. Several lots with less than 5,000 sq. ft. of lot area <br />exist in this neighborhood; and strict enforcement would cause undue hardship and not <br />allow the applicant, Habitat for Humanity to put the property to reasonable use. <br /> <br />Williams noted the home's high elevation, and asked if exterior side walls will be <br />exposed concrete block. Mattila said the higher elevation will not look out of character <br />from the two story home next door. Bill Powell, Habitat for Humanity, said the home <br />will be an elevated rambler with tuck under garage, and the above ground portion will <br />vinyl sided. Samuelson asked if the plans are similar to other Habitat homes in New <br />Brighton. Powell said the exterior treatments are similar, but the interior is different. <br />Williams supports Habitat's efforts, but suggested installation of landscaping along the <br />side walls to soften the home's appearance.
