REPLACE THE SWISS STONE PINES AND QUAKING ASPENS ON <br />THE LANDSCAPE PLAN WITH BLACK HILLS SPRUCE. <br />3. THE LANDSCAPE PLAN BE RESUBMITTED TO THE CITY <br />FORESTER TO ASSURE THAT THERE IS A YEAR AROUND <br />SCREENING OF THE LOADING DOCK AREA OF THE BUILDING. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented a PUD concept plan for a 13.6 acre industrial site, and site plan <br />review for Phase One of the proposed PUD for Industrial Equities Group (IEG). <br /> <br />The PUD is located within sites 3 and 4 of the Old Hwy 8 Corridor Plan. In 1988, a 28- <br />acre area was identified for redevelopment in two phases and named Brighton Corporate <br />Park (BCP). The initial phase was completed in 1994. The development agreement <br />anticipates construction of a minimum of one building each year beginning in 1996 and <br />continuing until 1999 tor a total of four. The City has acquired seven parcels, and tour <br />remain once the agreement is approved. All future buildings would compliment existing <br />uses. The City would need to vacate and remove a portion of 1st St., and extend 5th <br />Ave. to the south toward the railroad tracks. The City would need to purchase the <br />remaining single family home, storage garage, and 100 ft. of railroad ROW. After this, <br />the PUD area will need to be platted to place each of the tour buildings on separate lots. <br />The applicant proposes a 64,000 sq. ft. office/warehouse on 4.95 acres of phase one <br />Benke verified that plans for the other buildings will be presented at a future date. <br /> <br />Motion by Larson, seconded by Williams, to APPROVE THE PUD #6 CONCEPT <br />PLAN; WAIVE THE READING AND ADOPT THE RESOLUTION APPROVING <br />PUD #6 PHASE ONE, SUBJECT TO CONDITIONS; AND APPROVE LP-310 <br />SUBJECT TO THE FOLLOWING CONDITIONS: <br />1. APPROVAL OF THE GRADING AND DRAINAGE PLAN BY THE CITY <br />ENGINEER AND RCWD. <br />2. APPROVAL OF PUD #6 CONCEPT PLAN AND PHASE ONE OF PUD #6 <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented the special use permit to install a digital wireless telephone antenna to <br />the water tower and con.<;truct an equipment building at the well house at 5th St. SW. <br />The proposal complies with district setbacks and standards. The 4 ft. antennas would be <br />attached to the side of the water tower and would not he very visible from adjoining <br />properties. The building would be small and screened by an existing fence and <br />landscaping. The only traft1c generated would be an occasional vehicle to monitor the <br />equipment.
