<br />Council Meeting Minutes <br />August 24, 1993 <br /> <br />Page 6 <br /> <br />Council Business. continued <br /> <br />Winkels confirmed that Greenhaven's 15 employment positions include: <br />publishers, editors, support staff, and salespeople. Williams confirmed that <br />publishing materials are not printed at this plant. Winkels noted that the <br />building's exterior materials could be modified to suit Council criteria. <br /> <br />Robert Kozel, 810 Oakwood, noted that Accurate has chosen Kraus <br />Anderson as its general contractor. He feels Council should keep this in <br />mind when making a decision in regards to the two proposals. <br /> <br />Williams said the decision is not whether which business is better because <br />both developers performed an excellent job. The City needs to carefully <br />review projects, especially when two projects are proposed for the same <br />site. Given the site characteristics, neighboring businesses. and the area's <br />potential, he believes Accurate has designed a better facility for that site. <br />The additional value and overall design causes him to vote in favor of the <br />Accurate proposal. He feels Greenhaven is a fine business, and hopes that <br />the City could accommodate both businesses. <br /> <br />Benke noted that during the planning of the Brighton Corporate Park, the <br />City made commitments to the other park businesses of its intentions to <br />develop a high quality building for Lot 1. <br /> <br />Larson feels the City would benefit if both projects could locate in the City. <br />He prefers the Greenhaven project because of the finished space and non- <br />contingent offer. Accurate's 45 day delay causes him some concern. <br /> <br />Rebelein feels the Greenhaven project gives the City immediate benefit and <br />potential for future revenue; and brings new jobs to the area. The Accurate <br />building is beautiful and sets the tone for the industrial park, but she noted <br />the uncertainty of the Accurate proposal. <br /> <br />Gunderman asked for further clarification of the Greenhaven loading areas. <br />Winkels said the eastend of the building would include two loading areas <br />and one overhead door. The east side includes the same materials used on <br />the entire building and the area facing CMS would be landscaped. <br /> <br />Winkels said Belair has reviewed the site's environmental studies and is <br />prepared to begin construction. Locke said Braun Engineering performed <br />the environmental study and this was shared with both developers. Locke <br />said soil testings need to be performed before designing footings, but the <br />site does not appear to have extraordinary soil or environmental problems. <br /> <br />Gunderman asked the timeframe for completion of financial arrangements. <br />Casserly said a development agreement and contract could be prepared <br />within one week. Locke said the development agreements appear <br />somewhat simple because the property is owned by the City. <br /> <br />Benke asked if Belair could move the loading dock doors to the building's <br />north end. Mark Murlawski, Belair, is unsure whether this would be logical <br />because Greenhaven would like to expand to the north.
