<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />August 24, 1993 <br /> <br />Page 7 <br /> <br />Council Business, continued <br /> <br />Rebelein asked if it is possible to create a more attractive area on the <br />building's east end. Murlawski feels the building's materials and aesthetics <br />create a high quality industrial building, however, they are open to <br />suggestions. Rebelein noted that because Council does not have a <br />drawing of that east side, she is trying to visualize a way in which to make <br />the loading dock area more attractive. Murlawski feels a combination of <br />landscaping and the building's aesthetics would make that area attractive. <br />The overhead doors are a small percentage of the entire east wall. <br /> <br />Larson asked if it is possible to include windows on that eastside to break <br />up the wall area. Murlawski said that suggestion may work and would not <br />create a redesigning problem. <br /> <br />Murlawski asked if Northco intends to present a contingent agreement, or <br />are prepared to purchase the property. If Northco is not prepared to <br />purchase the site. he asked if Northco is willing to look at the southerly site <br />which Belair has offered to assist Accurate with purchasing. <br /> <br />Zylla said Accurate is willing to present a $5,000 good faith check to enter <br />into development agreement negotiations and apply $25.000 on October <br />15 to move the project forward. He acknowledged that both companies <br />have spent much time and money. and Accurate is serious and fully intends <br />to begin construction in the spring with completion by November 1, 1994. <br />The reason for the 45 day delay is because of the lack of necessary <br />information in regards to soil borings. <br /> <br />Ken Johnson, CMS President, owns the building directly to the east of the <br />site. He has been involved in the initial planning of the industrial park and <br />feels the Accurate plan best fits the original plans for that site. <br /> <br />Jerry Meinke feels Accurate would not consider the alternate site on Old <br />Highway 8 and would mostly likely consider other sites in Mounds View. <br /> <br />Benke said one site located near Lot 1 in the Brighton Corporate Park Phase <br />II area is available. Meinke does not feel comfortable at this time <br />discussing other sites. Locke said the Brighton Corporate Park was <br />designed in two phases, and Phase II would include negotiations with the <br />current property owners. D & T Trucking. <br /> <br />Casserly said there is no question that receiving a cash offer eliminates any <br />problems with security. Because staff does not know when a Greenhaven <br />expansion would take place, they were reluctant to run figures showing <br />that value. Comparisons of both projects. without the Greenhaven <br />addition, shows the value of the Accurate project is larger. He noted that <br />receiving money up front is a security issue, and not a matter of value. <br /> <br />Locke noted that the 30,000 sq. ft. Accurate building would fill the site and <br />leave no room for expansion.
