The applicant replied that they do <br />specialized coatings on metal parts. <br /> <br />Mattila presented the conversion of a single family home to an office <br />located on 321 Old Highway 8. <br /> <br />The applicant made a contingent sale to an appraiser wishing to locate his <br />office in the home. The site is zoned R-3B and does not permit office uses. <br />The proposed office would occupy the entire home, and exceeds the <br />requirement of the Home Occupation Ordinance. In order to convert the <br />home to an office. the site needs to be rezoned to B-1, or the Zoning <br />Ordinance needs to be amended to allow for offices as an interim use. <br /> <br />To allow for interim uses, a new district would need to be created and <br />considered at a public hearing. If approved, the site could be rezoned and <br />the proposed interim use would then be reviewed by Council. The third <br />option is to take no action at all. <br /> <br />The Planning Commission recommends to initiate consideration of the <br />rezoning to B-1, Limited Business. The Commissioners did not see a need <br />for the interim use permit process because the B-1 zoning would not alter <br />the essential character of the area. As a condition of the rezoning, the <br />Commission stipulated an improved off.street parking lot and landscape <br />plan should be required. <br /> <br />Gunderman asked if there is a redevelopment effort in this area, and would <br />it cost the City more money to purchase the property back after it was <br />rezoned to a business use. Mattila said it is typically true that commercial <br />property would be of higher value than residential. <br /> <br />Motion by Gunderman, TO TAKE NO ACTION. <br /> <br />Motion died because of lack of second to motion. <br /> <br />Council Business <br /> <br />E.M.
