<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />August 10, 1993 <br /> <br />Page 3 <br /> <br />Council Business. continued <br /> <br />Community Development Director Kevin Locke announced that the <br />Purchase Agreement for the Day Property, Report 93-222, has been <br />withdrawn from the Council Agenda. <br /> <br />Locke explained that two developers, Belair Builders and Northco, Inc., have <br />requested to present to Council their proposals for the development of Lot <br />1 of the Brighton Corporate Park. Both developers are interested in <br />developing the same 2 acre parcel, which is the last of the four sites <br />located in this redevelopment district. <br /> <br />Mark Murlawski, Belair Builders, said Belair proposes to build a 22,960 sq. <br />ft. warehouse/office building with plans for expansion to 40,000 sq. ft. <br />The building would be a distribution facility for Greenhaven Press. <br /> <br />Greenhaven is a book publishing company whose scope is the shipping of <br />publications worldwide. The majority of their business is geared towards <br />the publishing of senior high school textbooks. They are a reputable and <br />financially sound business, and the project does not require outside <br />financing. <br /> <br />Mr. Murlawski said Greenhaven President, David Bender, requested Belair to <br />begin the preliminary planning process and found this site to be the most <br />desirable. The project's architectural, structural, and civil engineering work <br />is nearly complete. The plans and specifications are far enough along so <br />that time is of the essence and Bender is anxious to begin construction. <br />Williams asked if the colored rendering of the building has been completed. <br />Mr. Murlawski said the rendering is being prepared and should be completed <br />in about 4 days. <br /> <br />Benke said that for a number of years the City has pursued the interest of <br />developers for this visible corner site. Now at the last moment, the City <br />has two very real and desirable proposals, and it is unfortunate that both <br />companies cannot locate on the same site. <br /> <br />Dennis Zylla, Northco, agrees that Council has a dilemma in deciding <br />between the two proposals. Northco proposes to build a 30,000 sq. ft. <br />office/warehouse for Accurate Component Sales. This proposal is not a <br />last minute consideration on Northco's part, because Zylla had spoke to <br />Locke in March regarding this parcel. Northco has proceeded very <br />deliberately by reviewing requirements, space studies, renderings, cost <br />analysis and financing. Accurate has a sincere interest in this site. <br /> <br />Jerry Meinke, Accurate President, said the company supplies fasteners of <br />all types to a variety of industrial businesses located in the seven metro <br />area. It is important for Accurate to have a location with freeway access <br />and a larger facility to accommodate their growing business. <br /> <br />Mr. Zylla said Accurate is confident they will build a facility which provides <br />the image to fit the City's objective for that corner site.
