Mattila said neighbors have been contacted and has received <br />no negative comments relating to the application. <br /> <br />Motion by Gunderman, seconded by Williams, to WAIVE THE READING <br />AND ADOPT THE RESOLUTION APPROVING VN-291. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented a setback variance to construct an addition onto an <br />existing single family house. <br /> <br />Due to the slope of the property and house location, the applicant would <br />not be able to construct the garage and addition without a sideyard setback <br />variance. The strict enforcement of the setback would cause an undue <br />hardship. The 1.5 ft. sideyard setback variance would allow the proposed <br />addition to be constructed 3.5 ft. from the north property line. <br /> <br />The applicant explored other options, but location and design of the house <br />prevented adjustment to the plans, and the fact that lakeshore property is <br />involved discouraged the adjacent owner from selling any of his land. <br /> <br />Mattila verified that the neighboring Lot 27 is owned by another property <br />owner; and confirmed that there will be adequate space between the <br />proposed structure and any future structures. <br /> <br />Motion by Gunderman, seconded by Rebelein, to WAIVE THE READING <br />AND ADOPT THE RESOLUTION APPROVING VN-292. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented a request to designate an Area of Special Control and <br />approval a SpeCial Use Permit establishing a sign plan for the office building <br />located at 900 long lake Road. <br /> <br />An area of Special Control is a defined geographic area, in this case, a <br />portion of a redevelopment area. Once the area is established, a Special <br />Use Permit may be approved allow for either more restrictive or less <br />restrictive _sign standards than provided for by the City's Sign ordinance. <br /> <br />The applicant wishes to add 32' to the height of the existing building <br />monument sign: the Bull Micral sign will be modified to conform with the <br />building's color schemes; and the IDS Corporate identity will be located on <br />the west elevation and will not be visible from the residents areas. <br /> <br />The proposed sign plan allows for more signage than allowed by the City's <br />Sign Ordinance.
