<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />January 26, 1993 <br /> <br />Page 6 <br /> <br />Council Business. continued <br /> <br />Mattila presented a simple plat approval of 8 proposed three lot industrial <br />subdivision. <br /> <br />The applicant requests approval of a simple plat which would not alter the <br />lots lines of Pl-199, but change the legal description from a Metes and <br />Bounds to a lot and block description. The plat is consistent with the minor <br />subdivision PL-199 except the legal description would be simplified. <br /> <br />Motion by Larson, seconded by Williams, to APPROVE PLAT PL-201. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented a special use permit to declare an area of special control <br />and adopt a sign plan for a commercial shopping center at County Road E. <br /> <br />The sign plan would allow each tenant one wall sign and expand the <br />existing ground sign from 60 to 80 sq. ft. The City ordinance allows up to <br />a 96 sq. ft. wall sign. The center name's will be the "County Road E <br />Shopping Center". <br /> <br />The center was struck by lightening last year and is undergoing structural <br />improvements. The Planning Commission and staff recommend approval. <br /> <br />Gunderman asked if other shopping centers have similar signs. Mattila <br />verified that other centers have similar signage. <br /> <br />Williams feels the remodeling and signage are favorable improvements. <br /> <br />Motion by Williams, seconded by Larson, to WAIVE THE READING AND <br />ADOPT THE RESOLUTION MAKING FINDINGS OF FACT AND DESIGNATE <br />THE COUNTY ROAD E SHOPPING CENTER PAD SITE AS AN AREA OF <br />SPECIAL CONTROL AND APPROVING SPECIAL USE PERMIT SP-171. <br /> <br />5 Ayes - 0 Nayes, Motion Carried. <br /> <br />Mattila presented a site plan review and a setback variance to construct an <br />6,100 sq. ft. addition onto the existing Accurate Press building. <br /> <br />The site plan complies with 1- 1 district and parking standards except for the <br />docking area which requires a four foot setback variance. The applicant <br />proposes to eliminate the existing parking lot setback encroachment and <br />remove the existing exterior storage area north of the building. The amount <br />of landscaping would be increased. The dock area along 1 st Avenue would <br />be located 36 feet from the 1 st Avenue right-of-way, therefore, a four foot <br />setback variance is required. <br /> <br />The unusual circumstance is the irregular lot shape bordered by public <br />streets on three sides. As a result, the site area dedicated to the building <br />setback is more than required for a industrial lot, thus resulting in a <br />decrease in buildable area.
