Resolution No. 06-098. <br /> <br />Grant Femelius, Director of Community Development explained he will be introducing three planning <br />items to the Corncll in the absence of City Planner Janice Gundlach who is on family leave. <br />An overview was presented outlining the proposed addition. It was explained there are presently two <br />non confonnities on 1he property. The:first being the encroaclunent of the home on the front yard <br />setback, and the second being a shed 1hat encroaches on the side yard setback. <br />Mayor Larson stated he thought the proposed addition is consistent with the rest of the neighlx>rhood. <br /> <br />Motion by Council Member Bauman, seconded by Council Member Hoffman to <br />Iwaive the reading and adopt the attached resolution approving the type 4 non- <br />conforming use permit. <br /> <br />4 Ayes - 0 Nays, Motion Carried <br /> <br />3. ConsiderationofType-4 Non-Confonning Use Pennit and Variance at 1615 14fh <br />Avenue NW. Report No. 06-224. Resolution No. 06-099. <br /> <br />Grant Femelius, Director of Community Development explained the non-confonning use is requested to <br />allow for the construction of attached garage. The house was built at 3 Yz foot side yard setback; <br />additionally the proposed garage addition would encroach on the front yard setback. <br />A variance would be required for the addition of the garage, because it would encroach on the front yard <br />setback.. The applicants submitted a required hardship statement, much stated the home was built in <br />1930, there isn't any existing garage for vehicle stomge, and there's no other feasible location to construct <br />a garage.
