The Study, <br />if conducted, should include but not be limited to: <br /> <br />1. An evaluation and analysis of site location, <br />surrounding road system and anticipated trade <br />area to determine the direction of approach to <br />and from the site. <br /> <br />?'. A determination of the amount of traffic to be <br />generated by this development. <br /> <br />3. An analysis of the impact of traffic generated <br />on the existing roadway system in the area. <br /> <br />4. Recommendations for traffic control systems. <br /> <br />5. An evaluation of the most appropriate location <br />for the main driveway on Silver Lake Road. <br /> <br />6. An evaluation of the most appropriate location <br />for the main driveway on Silver Lake Road. <br /> <br />7. An analysis of the internal vehicular <br />circulation of the proposed development. <br /> <br />The mention of market, traffic and circulation studies <br />are offered as suggestions the Board of Review may want to <br />consider in their recommendations to the City Council. Studies <br />such as these would provide a solid basis on which to base <br />future development decisions. <br /> <br />We would just note that in the review of a building permit <br />application there is no basis for requiring such studies to <br />be conducted. However, as mentioned, the proposed width of <br />the main driveway on Silver Lake Road would require a <br />variance. The variance standards do provide a basis for <br />such studies when included in any conditional action of the <br />Council. <br />
