<br />Minutes of 5/17/77 <br /> <br />LP-46, Taco Bell/R.C.E. Corporation: <br /> <br />The City Planner reviewed his comments noting that the applicant <br />had developed a development plan for the entire parcel showing <br />both residential and commercial uses. <br /> <br />Mr. Richard Ernst, developer, was present to answer questions. <br /> <br />Mr. Ernst stated that the Taco Bell Restaurant could be moved <br />south which would leave the 79 foot in width strip just north <br />of the Country Club Market. <br /> <br />Commissioner Wick~and asked what kind of traffic would be <br />generated by the Taco Bell Restaurant. <br /> <br />Mr. Ron Heskind, representing Taco Bell, stated that Taco Bell <br />expects to do $500 per day worth of business. Mr. Heskind also <br />stated that the Taco Bell average ticket price is $4.00. <br />Mr. H'eskind stated that Taco Bell expects an ave:tage of 2~ people <br />per car and also e~~ects to generate between 200 and 220 trips <br />per day. He further noted that Taco Bell does approximately 20% <br />take out business. <br /> <br />Commissioner Doyle asked if the proposed use for the 79 foot strip <br />between the Taco Bell Restaurant and the Country Club Market is <br />a Country Kitchen Restaurant. <br /> <br />Mr. Ernst stated that at this time they had not lined up a tenant. <br /> <br />Commissioner Wickland noted that with another restaurant in that <br />location, they could expect about the same amount of traffic as <br />Taco Bell. ' <br /> <br />. <br />Commissioner Doyle stated that he saw problems with this request <br />such as; <br /> <br />1. The proposed use is in conflict with the propo~ed Compre- <br />hensive Plan; <br /> <br />2. The 79 foot strip of property that would be left may give <br />cause for future variance requests; <br /> <br />3. There is a concern for traffic on Silver Lake Road ahd <br />traffic was probably a concern in the development of the <br />Comprehensive Plan in this area. <br /> <br />Commissioner Wickland stated that the combination of the two <br />potential restaurants would generate approximately 400 trips <br />per day which would be noticeable and could present traffic <br />problems. <br />
