<br />PAGE 3 <br /> <br />Mattila responded that the code requirements in the industrial <br />areas is a minimum of 10 Feet and a maximum of 36 Feet. with a <br />clause in the ordinance that says the City Council may at the <br />time of site plan approval speciFy driveway widths between the <br />minimum and maximum based on Factors the Council may deem <br />relevant. Chairman Baker asked the width of the drive on the <br />site plan. Mattila responded 15 Feet 6 inches. <br /> <br />Chairman Baker asked For some examples of the 22 Foot drives the <br />City has required in the past. <br /> <br />Krueger responded Rush Lake Business Park and WinField. For <br />example. Stated that she did not know of any driveways of less <br />than 22 Feet in the past Few years. <br /> <br />Norm Wells. or Senden and Associates. stated that the driveway on <br />the plan is a one-way driveway. <br /> <br />Commissioner Sande asked Mr. Wells to show her on the plan exactly <br />how this traFFic Flow would work. <br /> <br />Norm Wells showed the traFFic circulation to the Commissioners. <br />He showed how it would Fit into the design of Future development. <br />speciFically the Hardwood Visuals proposal and the Total Export <br />proposal. <br /> <br />The Commissioners made a thorough examination of the site plan <br />itselF. with Mr. Wells explaining the Future plans and present <br />request. He clariFied that this one-way drive is For exiting <br />purposes only and not For parking. <br /> <br />Mr. Wells pointed out that the Siamese connection will be in the <br />Front of the building. <br /> <br />Krueger responded that the Fire Department wants to standardize <br />the Siamese connections to the Front of buildIngs. <br /> <br />Mr. Wells also outlined the landscaping plan For the building. <br /> <br />Mr. Wells also cited the one-way 15 Foot wide driveway at <br />Donatelle Tool as a precedent. <br /> <br />Commissioner Jensen asked what would prohibit changing a one-way <br />drive to a two-way drive at some point in the Future. <br /> <br />Commissioner Sande stated that the one-way driveway could be a <br />part of the conditions of approval so that the use cannot be <br />changed to two-way in the Future. <br /> <br />AFter Further discussion or Fire Department considerations In <br />regard to the one-way drive. Mattila recommended that Item No.3 <br />in the recommendation be changed to a 15 Foot driveway to the <br />north to be a one-way drive. <br />
