The provision o'f o'f'fice and warehouse space is divided as <br />'fo 1 lows: <br /> <br />Approximately 4,092 square 'feet warehouse <br />Approximately 7,586 square 'feet o'f'fice <br /> <br />The applicant has indicated the two proposed o'f'fice spaces <br />to the rear o'f the building on the 'first 'floor were <br />incorrectly labeled. Those two spaces would most likely be <br />used as storage area. Likewise, the "work area" space on <br />the 'first 'floor should have been labeled "o'f'fice space". <br /> <br />6. The proposed building 'facade is an improvement over the <br />previous proposal. The current building elevations indicate <br />two rows o'f continous window area with a two-story enclosed <br />'foyer. Cosmetically, the east, north and south elevations <br />indicate the use o'f decorative block and horizontal 'face <br />brick, whereas the rear o'f the building would conisto'f <br />painted concete block. The 'foyer gable would be covered <br />with architectural metal rather than shingles, and the gable <br />would be sloped toward the rear o'f the building to avoid a <br />"boxy" appearance. <br /> <br />7. The proposed landscaping plan is identical to the plan <br />approved by the Planning Commission and City Council as part <br />o'f the original site plan in 1985. <br /> <br />8. The attached chart compares what is required by code and <br />what is proposed by the applicant. Since this proposal <br />incorporates o'f'fice use into the industrial district, I am <br />including the requirements of the B-3 district 'for your <br />revfew as well. See the analysis section o'f this report. <br /> <br />9. It should be noted the applfcant has indfcated a Phase II <br />development directly east o'f the current proposal. The <br />proposed location, bank o'f parking, and buflding dimensions <br />are purely speculation at the time o'f this report. <br /> <br />PUBLIC WORKS CONSIDERATIONS <br /> <br />1. The site is presently served with sanitary sewer and water. <br /> <br />2. Storm water is currently directed toward 5th Avenue NW <br />and toward the east portion o'f the site where a natural <br />drainage way carries runo'fF to the north. <br /> <br />3. I'f the eastern portion o'f the site is split-oFF and sold, a <br />private street easement would need to be provided along either <br />the north or south property lines. <br /> <br />FIRE DEPARTMENT CONSIDERATIONS <br /> <br />1. The 15 Foot driveway to the north should be increased to 20 <br />Feet to allow For adequate access of emergency vehicles. <br />
