Total Parking: The applicant is not designating an area in the <br />proposed structure for warehouse storage. All equipment and <br />supplies would be uncrated in the staging area and <br />stored/displayed on the sales floor. This is a unique <br />arrangement which is not addressed by the parking standards <br />section of the Zoning Ordinance. Hence, staff contacted <br />the Institute of Traffic Engineers and various local cities to <br />determine if parking standards for hardware stores had been <br />established. ITE and the City of Minneapolis were the only <br />two sources able to provide such a parking standard. <br /> <br />According to the Institute of Traffic Engineers, a hardware <br />store would require 3.2 parking spaces per 1000 square feet of <br />building area. this would result in a total of 108 parking <br />spaces for the applicant's proposed 33,600 square foot <br />building. <br /> <br />On a more local level, the City of Minneapolis requires 1 <br />parking space per every 300 square feet of building area <br />for hardware stores. This would result in a total of 112 <br />parking stalls for the applicants proposed 33,600 square <br />foot building. <br /> <br />The amount of parking required by the City's zoning <br />ordinance for the proposed use would be 34 stalls (1 space <br />per every 1000 square feet of floor area). <br /> <br />The applicant is proposing 108 stalls which the project <br />architect arrived at through efforts and formulas separate <br />from staff's. <br /> <br />6. More than 2 drives to any <br />one site requires the approval of the City <br />Council as part of the site plan review. <br /> <br />25 feet wide <br /> <br />An overhead door to the power equipment room <br />would be constructed on the souths ide of the <br />building. <br /> <br />A dock area with 2 overhead doors would be <br />constructed on the southwest corner of the <br />building. <br />
